NEW LISTINGS IN YARROW

Location, location, location – The little town of Yarrow is conveniently situated between both Abbotsford and Chilliwack. Its located 12 km southwest of downtown Chilliwack and sits at the foot of Vedder Mountain while bordering Abbotsford and the Vedder River. This makes both cities easily accessible yet you can enjoy the benefits of living in a small, quiet community.

In the late 1920’s, following the draining of Sumas Lake, Mennonites were the first to settle in. But now, many years later, Yarrow is a thriving community of over 3,000. Each year, on the first weekend of June, the residents of Yarrow, celebrate their community by hosting a popular event known as Yarrow Days, which consists of a parade, a local market and live music.

The fact that all of the homes in Yarrow uniquely have septic tanks because sewer hasn’t been run from Chilliwack yet has been no setback for the growth in this town. Yarrow used to be more commonly known as a stopping point for those heading up to Cultus Lake, but now it has become a very desirable area for many. As a result there’s been recent major upgrades to the town’s facilities to accommodate the diverse demographic. One of the biggest projects was Yarrow Elementary School being torn down and rebuilt in 2012, and Yarrow Pioneer Park, including the skate park and playground, was referbished the same year, as was the Yarrow Community Fire Hall. The heart of Yarrow consists of mainly single family homes and hobby farms while the surrounding area is primarily agricultural land such as dairy farms and field crops. Because of the surrounding features of Yarrow, it is ideally for people who enjoy the great outdoors. The Vedder/Chilliwack River is a beautiful spot, popular for kayaking and fishing, while the dyke that follows along the river is great for scenic walks and horseback riding. The Vedder Mountain is also well known for its’ ample dirt biking and quading trails.

 YARROW SALES/ACTIVES RATIO

This graph explains the percentage difference between the number of sales to the number of listings, in any given month.

*Example: If the sales to active listings ratio for May was 25%, that would mean that 25% of the active listings in the month of May were sold.

Although not hard and fast, the rule of thumb, is that anything between 10% – 20% is a balanced market. Which in turn, would mean anything above 20% would be a sellers market, and below 10% would be a buyers market.
